How many lenders do you deal with?

There are approximately 150 commercial mortgage, bridging loan and property development finance lenders in the UK and while we can deal with any of these we tend to use a panel of approximately 30 specialist lenders that we think are best suited to meet our client's requirements.

Our research has identified approximately 150 lenders that are currently active in the UK commercial property market. While we track the products that these lenders are introducing into the market we find that our clients' requirements cluster into a number of particular areas such as commercial mortgages for businesses with adverse credit history, bridging loans for buying sites and business acquisitions, property development finance and refinancing of property portfolios each of which is served by a small number of specialist lenders, as well as mainstream commercial mortgages.

In practice therefore to meet the needs of our clients we will be dealing on a regular basis with a ‘panel’ of approximately thirty lenders at any time which are those that we regard as providing our clients with the services they require and we find that this gives us sufficient choice for our clients within each of the key areas in which we work. As a result we do not claim to ‘test the entire market’ for any enquiry but we do however look at each client’s requirements and ensure that it is placed with the appropriate range of lenders.
